Frequently Asked Questions

Q. What is Softwashing?
A. Unlike pressure washing, softwashing uses low-pressure, damage free pumps (about as much pressure as a regular garden hose) and a combination of biodegradable mildewcides, algaecides, and soaps that are custom-blended for your particular need. Softwashing is not only safer, but also more effective, usually lasting up to 6x longer than pressure cleaning.
Softwashing is the method recommended by most major insurers as well as the Concrete Roof and Asphalt Roofing Manufacturing Association (ARMA), so it won’t void your warranty!


Q. Isn’t pressure washing just as good?
A. No. Pressure washing will dislodge materials that have been loosened by decomposition and aging. It can damage roof shingles and tiles actually voiding your warranty. Plus it just temporarily hides the problem, instead of removing it.


Q. Is low pressure cleaning the same as softwashing?

A. No. Low pressure cleaning is not the same. Softwashing itself is a complete system. In order to properly softwash, you need to go through stringent training and actually be SoftWash Certified. This means not only using all electric low pressure motors, but also earth friendly, Biodegradable chemicals, complete Liability and Workers comp insurance, Background checks and stringent training and testing. In fact we are the areas ONLY SoftWash Certified company!


Q. Will your chemicals damage my plants?
A. No. Every chemical that we use is 100% biodegradable and we take great care to pre-soak or cover all plants as needed, so you don’t have to worry about plant loss.


Q. What are those black stains on my roof?
A. If your roof is badly stained, especially on the north side and in shaded areas, those “stains” are actually a type of algae (Gloeocapsa magma) that feeds on the limestone filler that is used to add weight to asphalt shingles and environmental minerals that have built up.


Q. Why do I need to clean my roof?
A. In addition to being an eyesore, the root system of these algae dislodges the granules that protect and give color to your shingles and reduces the lifespan of your roof. Additionally it raises your roofs surface temperature, raising your cooling bill.

Q. Will I see the results of the roof washing immediately?
A. Yes! The results are almost always instant, and even more important, the root system is killed, so it lasts!

Q. How long do the results of a roof washing last?
A. Depending on environmental conditions and the number of trees in close proximity, your roof should remain free of black stains for 4 to 6 years after the treatment. This makes it sustainable for you and your wallet!

Q. What else can you softwash?

A. Nearly every surface around your home can be softwashed. Since we can instantly adjust our chemicals to each specific need, not only can we clean these surfaces, but we can clean them safely, effectively and correctly. 

Q. Do I need to be home while you wash our house or roof?

A. No. Just leave us access to the outdoor spigot, make sure that all doors and windows are tightly closed, and make sure that all pets are secured inside your home. Additionally we will need access to one electrical outlet.
