What is SoftWashing?

SoftWashing is a safe, effective and smart way to renew and refresh your home or business. We use Low Pressure Electric Motors along with Biodegradable Cleaning Agents to safely eliminate Mold, Mildew, Algae and even Rust Stains from your exterior surface. Pressure washing can be destructive and can damage the surface you are trying to treat. It can even void your roofing warranty.

SoftWashing kills micro-organisms at the root.  Pressure washing only blasts away what’s on the surface, leaving behind the potential for the quick return of algae, mold and other growth.

ADVANTAGES

No Pressure Damage

Pressure washers can cause serious damage to a roof or other surfaces, particularly if it’s older. They create erosion and strip away materials that might have been loosened up by decomposition or ageing. While it’s an appropriate method for heavy-equipment, most commercial and residential projects benefit much more from the softwash method.

More Eco-Friendly Sanitizing Option

Pressure washers utilize anywhere from 3 to 8 gallons of water per minute. In one hour of cleaning, a pressure washer can use upwards of 500 gallons.

On the other hand, SoftWashing only uses approximately 60 gallons of treatment solution, which is made up of about 40 gallons of water.

It Treats The Infestation

The surfaces on your home and business properties aren’t just dirty, they’re infected. Typical pressure washing merely gets rid of the outer layer of this biomass and doesn’t fix the root of the problem, leaving your surface susceptible again. Organic growth on your surfaces is like shrubs–if you cut it back, it will come back healthier and stronger. The growth must be attacked at the source.

Lasts Longer

The SoftWash treatment solution is so effective that it can last up to  6 times longer than pressure washing, which means your surfaces stay sanitized longer. Making it more sustainable for the environment and your wallet.

APPLICATIONS

ROOF TREATMENT

Here in Florida, bacteria and mildew builds up on roofs, leaving unsightly black spots and streaks. We see a lot of rust from vent pipes that leak down homes too. When we softwash your roof, we not only kill the organic growth that’s eroding your shingles and tiles, we revive inorganic surfaces like tile, metal and powder coatings.

DECK & FENCING

Wood decks and fences are subjected to damage from organic growth, weather and UV rays. Annual treatment is a must to keep wood from degrading. SoftWashing treats and conditions wood, and provides a UV inhibitor to protect from the sun.

SOLAR PANELS

Dirt and grime can reduce the efficiencies of solar power systems by almost 20%. Routine maintenance softwashing keeps your panels producing all year long.

EXTERIOR & SIDING

Keeping your home’s exterior sanitized is not only visually pleasing, it retains the value of your home. UV damage will wear down on your home, and cause siding to become brittle and crack when pressure is applied to it. SoftWashing rejuvenates exterior surfaces by providing a buffing agent to keep damage at bay until the next treatment.

GUTTERS

Striping occurs when pollution, oxidation and dirt run down the gutters over a long period causing the unsightly stripes. SoftWashing delivers the right ratio of chemicals to the area leaving it spotless every time, while protecting soffits and fascia.

POOL DECKING

Harmful organic growths can wear on pool surfaces causing them to be more slick and dangerous when wet. Our chemicals are 100% safe in the pool environment.

BOAT DOCKS & PIERS

Boat docks are susceptible to incredible damage constantly, and maintaining them can be challenging given that most of them are built with metal and wood. WDO’s or wood destroying organisms can reduce the life of your dock or pier and put you in a tough position to repair or replace, which can cost tens of thousands of dollars. It’s the first thing people see when they pull up to your home, and you worked hard to have a home on the water. Let us help you protect your hard work, and preserve your investment.

DRIVEWAYS & WALKWAYS

Our home’s concrete surfaces see the most wear, leaving them to be highly susceptible to additional erosion from the blowing and blasting of a pressure washer, which can also reveal the aggregate under the surface. SoftWashing leaves a residual inhibitor to your surface that keeps them treated for 6x longer, guaranteed.

WINDOWS

SoftWashing works perfectly with windows, where pressure is not necessary. We use low pressures to deliver our solution, which has a waxing agent to make them really pop when we’re done. Our pure water final application leaves them spot-free.

SCREEN ENCLOSURES

Dust, soot, rust and bacteria can sit on your screened enclosures for years until it’s noticed. We have the perfect softwash solution to revive those screens to their former glory.

BEFORE & AFTER

FREQUENTLY ASKED QUESTIONS

Q. What is Softwashing?
A. Unlike pressure washing, softwashing uses low-pressure, damage free pumps (about as much pressure as a regular garden hose) and a combination of biodegradable mildewcides, algaecides, and soaps that are custom-blended for your particular need. Softwashing is not only safer, but also more effective, usually lasting up to 6x longer than pressure cleaning.
Softwashing is the method recommended by most major insurers as well as the Concrete Roof and Asphalt Roofing Manufacturing Association (ARMA), so it won’t void your warranty!

Q. Isn’t pressure washing just as good?
A. No. Pressure washing will dislodge materials that have been loosened by decomposition and aging. It can damage roof shingles and tiles actually voiding your warranty. Plus it just temporarily hides the problem, instead of removing it.

Q. Is low pressure cleaning the same as softwashing?

A. No. Low pressure cleaning is not the same. Softwashing itself is a complete system. In order to properly softwash, you need to go through stringent training and actually be SoftWash Certified. This means not only using all electric low pressure motors, but also earth friendly, Biodegradable chemicals, complete Liability and Workers comp insurance, Background checks and stringent training and testing. In fact we are the areas ONLY SoftWash Certified company!

Q. Will your chemicals damage my plants?
A. No. Every chemical that we use is 100% biodegradable and we take great care to pre-soak or cover all plants as needed, so you don’t have to worry about plant loss.

Q. What are those black stains on my roof?
A. If your roof is badly stained, especially on the north side and in shaded areas, those “stains” are actually a type of algae (Gloeocapsa magma) that feeds on the limestone filler that is used to add weight to asphalt shingles and environmental minerals that have built up.

Q. Why do I need to clean my roof?
A. In addition to being an eyesore, the root system of these algae dislodges the granules that protect and give color to your shingles and reduces the lifespan of your roof. Additionally, it raises your roofs surface temperature, raising your cooling bill.

Q. Will I see the results of the roof washing immediately?
A. Yes! The results are almost always instant, and even more important, the root system is killed, so it lasts!

Q. How long do the results of a roof washing last?
A. Depending on environmental conditions and the number of trees in close proximity, your roof should remain free of black stains for 4 to 6 years after the treatment. This makes it sustainable for you and your wallet!

Q. What else can you softwash?

A. Nearly every surface around your home can be softwashed. Since we can instantly adjust our chemicals to each specific need, not only can we clean these surfaces, but we can clean them safely, effectively and correctly.

Q. Do I need to be home while you wash our house or roof?

A. No. Just leave us access to the outdoor spigot, make sure that all doors and windows are tightly closed, and make sure that all pets are secured inside your home. Additionally, we will need access to one electrical outlet.
